INVESTMENT MANAGEMENT

DOCUMENT PROCUREMENT

Whether you intend to build a residential building, a business complex, or a warehouse facility, your investment will begin and end with the issuance of numerous documents from municipal and state institutions that will formalize the entire investment process.

We can assist you throughout this typically tedious, cumbersome, and bureaucratic path by:

  • Assisting in obtaining a Design Visa;
  • Processing all necessary documents during the design phase for the subsequent issuance of a Construction Permit, including communication with external service providers for utility connections (electricity, water and sewer, gas supply);
  • Organizing the preparation of a Compliance Report for your investment project;
  • Ensuring the issuance of a Construction Permit from the respective municipality or the Directorate for National Construction Supervision (DNCS);
  • During the physical construction of the project, promptly controlling the preparation of all necessary documents formalizing the construction process;
  • After the construction is completed, assisting in the legalization of your investment through the preparation of Act 15, Act 16, and a Protocol for commissioning the project.

A significant part of the success of your investment will depend on the development of a quality project that reflects market demands and trends, both in terms of the overall vision of the property and the architectural layout of its individual built-up areas.

If you trust us, we will make an objective selection of a design team that meets your expectations and investment intentions with an optimal quality-to-price ratio. During the execution of the individual phases (conceptual, technical, and working), we will monitor and analyze the design process in the following directions:

  • Preventively identifying potential discrepancies between the different parts of the project and requesting their correction;
  • Promptly identifying missing details in the various project sections and ensuring their development;
  • Guaranteeing that in its final version, the project fully aligns and corresponds with the initial overall concept and detailed assignments provided by the investor.

The realization of your business plan largely depends on the professional management of the project during its physical execution. To achieve the goals you have set in advance, many factors play a role, but the following three are key:

  • High-quality construction at every stage of the project;
  • Completion within the pre-agreed deadlines;
  • Staying within the planned budget without exceeding it.

We can assist you in achieving each of these three goals by:

  • Making an objective selection of a Contractor who will implement your project on time with an optimal quality-to-price ratio;
  • Managing the entire construction process to ensure the project is executed in detail according to the approved technical specifications, drawings, and requirements for the materials and products used;
  • Regularly monitoring the construction schedules and taking corrective and preventive actions at the slightest deviation to ensure the timely completion of the project;
  • Performing quality control at all key stages of the execution and preparing protocols for hidden works in compliance with Regulation 3/31.07.2003 on drafting acts and protocols during construction;
  • Analyzing payment certificates to the Contractor by verifying the quantity-value accounts and comparing them with the project’s planned quantity accounts;
  • Communicating with all participants in the construction process (Investor, Designer, Construction Supervisor), as well as with external stakeholders, to plan, coordinate, and resolve operational tasks for the overall completion of the project within the pre-established financial and time frames.
